Getting There: Hamamatsucho North Exit and Daimon B4, Good for Airport and City Travel Comfort King: 28.5 sqm, 180 cm Bed King Plus Sofa Bed: Three Guests Share a 180 cm Main Bed and a 92 cm Bed New Deluxe Twin: Two 140 cm Beds, Four Guests Still Share Beds New Deluxe Twin with Extra Bed: Another 110 cm Bed, Check Capacity First Bathroom and Luggage: Standard Bathroom, Platform and Pull-Out Bed Considered Separately Breakfast: Japanese, Western and Chinese Buffet from 7:00 Check-in and Longer Stays: 15:00 / 11:00, Cleaning and Air Conditioning Depend on Your Plan Nearby Construction: Ask First If You Plan to Stay in Your Room During the Day Nearby: Easy Dining and Shopping, Walk Toward Zojoji Temple Who It Suits: Travellers to and from Haneda Who Need Rooms for Two or More
How would I choose?
HOTEL MYSTAYS Premier Hamamatsucho is at 1-8-5 Hamamatsucho, for people travelling to and from Haneda and moving around the city by JR or Toei subway during the day. Most room types are arranged at about 28.5 sqm, and the Japanese-style King bed and the New Deluxe Twin are two different options.
I would choose how to sleep first: a 180 cm King bed, plus a 92 cm sofa bed, or two 140 cm beds; for more than one guest, do not assume from the room name alone that everyone gets a separate bed. Breakfast starts at 7:00, and nearby construction is something to check first if you plan to stay in your room during the day.
What appeals to me
- Hamamatsucho and Daimon stations can be chosen to suit airport and city routes.
- About 28.5 sqm, with King, twin and extra-bed options clearly separated.
- The hotel serves a Japanese, Western and Chinese buffet breakfast, so plans with breakfast can be compared.
Before booking, think about this
- Groups still share beds in some arrangements, and luggage space shrinks once an extra bed is pulled out.
- King rooms have a platform, so check the layout and your mobility needs first.
- Nearby construction may bring noise and road controls, so confirm the dates before booking.
The address of HOTEL MYSTAYS Premier Hamamatsucho is 1-8-5 Hamamatsucho, Minato-ku, Tokyo. Transport information provided by the hotel lists about 5 minutes from the JR and Tokyo Monorail Hamamatsucho Station North Exit, and about 5 minutes from Daimon Station Exit B4; this is the PREMIER annex, so check the full name and address on both your booking and the map.
For Haneda trips, plan the Tokyo Monorail and JR transfer together; if you take the Toei Asakusa Line or Oedo Line, Daimon is also an option. The walking minutes for a standard route do not include the time you spend finding gates, lifts and waiting on different platforms, so leave extra time when catching a flight.
If you need a lift, check Toei Daimon Station information first, and look at how Exits A1, B4 and B5 connect depending on your line and direction of travel; do not treat an escalator as a lift. Ask the hotel to confirm the complete step-free route from an alternative exit to the hotel entrance; nearby road works may also change the way in.

Comfort King: 28.5 sqm, 180 cm Bed
The official room page lists the Comfort King room at about 28.5 sqm with a 180 cm bed. The Japanese-style platform, sofa and round table mean that back in the room you are not only sitting by the bed, and two people can sort their luggage at a relaxed pace.
The bed and living area run along the room, and the space is more generous than a typical compact business room, but you still need to decide whether you like this long, narrow layout with a platform. If you have limited mobility or worry about tripping over the platform at night, tell the hotel about your route and needs first.
Two people sharing one large bed can choose a standard Comfort King; for three people who want to use a sofa bed, choose the sofa-bed option below instead. Do not book a two-person room and expect a bed to be pulled out on the spot.

King Plus Sofa Bed: Three Guests Share a 180 cm Main Bed and a 92 cm Bed
The Comfort King with sofa bed is also about 28.5 sqm, officially listed as a 180 cm main bed plus a 92 cm sofa bed, for up to 3 people. For three guests, two share the main bed and one sleeps on the sofa bed; it is not three single beds.
Pulling the bed out takes up the activity space that was around the sofa. With three large suitcases, first look at how the foot of the bed, the round table and the walkway relate in the photos, and sort luggage in turns; confirm sofa-bed bedding, children and actual occupancy conditions under your own plan.

New Deluxe Twin: Two 140 cm Beds, Four Guests Still Share Beds
The New Deluxe Twin room is about 28.5 sqm with two 140 cm beds. The official room column lists up to 4 people, so for four adults or a family of four, accept the shared-bed arrangement of two double beds first; do not treat a Twin as four separate beds.
The new room description mentions a smart TV and a ReFa shower head, a different style from the Comfort King’s Japanese platform and green sofa. If you are choosing the room for its renovated facilities, check the full “New / Renovated” name, and do not mix photos from different room types.
There is also a New Deluxe Twin type explicitly listed as no extra bed. The two main beds are the same width, but you cannot ask on the spot for one more bed; if friends each want their own bed, compare the extra-bed type in the next section first, or split into two rooms.

New Deluxe Twin with Extra Bed: Another 110 cm Bed, Check Capacity First
The extra-bed type is about 28.5 sqm, officially described as two 140 cm main beds plus one 110 cm extra bed. It lets some guests sleep separately, but the room area does not grow with it, and once the bed is pulled out, the foot of the bed and luggage space become tighter.
For a five-person need, confirm directly with the hotel before booking which plan applies, the adult and child capacity, and whether the extra bed is already included in the price and bedding arrangement, and book only after getting confirmation. Do not add guests on your own just because you see three beds; four people each wanting their own bed still does not fit this three-bed layout.

Bathroom and Luggage: Standard Bathroom, Platform and Pull-Out Bed Considered Separately
The Comfort King and New Deluxe Twin galleries both show the bathtub, washbasin and toilet arrangement. This is not a bathroom-and-toilet-separated suite, so two or more people still take turns in the morning; if you need a specific grab bar or wheelchair turning space, confirm with the hotel first.
Although the room is about 28.5 sqm, the platform, sofa, round table and extra bed take up different amounts of space. Where to put luggage, and how to walk to the bathroom at night, are more practical ways to choose a room than looking at the area alone.

Breakfast: Japanese, Western and Chinese Buffet from 7:00
The official breakfast page lists 7:00 to 10:00, with last orders at 9:30, serving a Japanese, Western and Chinese buffet breakfast. If you want to eat together before heading out, compare the breakfast-included plan and the room-only total price together.
The official site describes Japanese fish and side dishes, French toast and curry bread, plus pita bread, ramen and braised pork rice combinations. The meal illustrations from the hotel gallery are kept below, but items change daily, so do not treat every dish in a photo as a fixed offering.
Published prices are 2,200 yen for adults, 1,450 yen for ages 7 to 12, 1,000 yen for ages 4 to 6, and free for infants, still subject to the latest conditions on your booking and on site. The restaurant is listed at 44 seats, so for families eating together or at busy times, allow time for entry and waiting, and do not arrive only at last orders.

Check-in and Longer Stays: 15:00 / 11:00, Cleaning and Air Conditioning Depend on Your Plan
The official hotel page lists check-in at 15:00 and check-out at 11:00, with special late check-in or late check-out plans following your booking. For a late-night arrival or a delay, contact the front desk first; it is more reassuring than sorting it out on arrival.
The hotel has a central air-conditioning service note. If you are especially sensitive to heating and cooling switchovers or room temperature, ask before booking about the setting for your season of stay and how far it can be adjusted. For longer stays, also confirm cleaning frequency, towels and rubbish handling under your chosen plan, and do not assume a full cleaning every day.
Guest reviews often mention convenient transport and group stays, along with individual experiences of cleaning, drainage or breakfast seating. If you find a facilities problem during your stay, tell the front desk early; state important needs clearly before booking.

Nearby Construction: Ask First If You Plan to Stay in Your Room During the Day
The hotel’s nearby demolition works notice lists the NABEYA building behind the hotel as scheduled for works from 1 September 2026 to 30 June 2027, 8:00 to 17:00, closed on Sundays and public holidays, with possible work noise.
There are also nearby road restoration works from 19 October to 16 November 2026, scheduled 9:00 to 18:00, with possible noise, vibration and road controls, and dates may shift with the weather.
If you plan to work in your room during the day, nap, or travel with a child sensitive to noise, take your stay dates to the hotel before booking and confirm the progress at that time, the room direction and the access route; on site, follow staff guidance.
Nearby: Easy Dining and Shopping, Walk Toward Zojoji Temple
Restaurants, cafes and convenience stores are plentiful around Hamamatsucho and Daimon, so you can buy drinks and snacks before returning to the hotel, and daily life on a longer stay is easy to arrange. Running around different areas during the day and finding dinner again at night does not mean tying your plans to a single restaurant.
For a walk, consider Zojoji Temple, Shiba Park and the Tokyo Tower direction together; check routes, weather and each facility’s opening hours separately. Nearby sights do not mean every room has a corresponding view, so choose a room by bed type and your actual needs.
Who It Suits: Travellers to and from Haneda Who Need Rooms for Two or More
HOTEL MYSTAYS Premier Hamamatsucho suits people planning airport transport and city travel together. Two guests can look at the 180 cm King bed, three guests should confirm the 92 cm sofa bed; four guests should first accept the shared-bed arrangement of two 140 cm beds, then compare the New Deluxe Twin.
I would put how to sleep, the platform and luggage space first, then look at breakfast and whether you will stay in the hotel during the day. Nearby construction especially affects people resting during the day, so confirm your own dates before booking, so that convenient transport and room size truly fit your trip.
