Pick a room with enough space for luggage
The official Semi-double is 24 m² with a 140 cm bed; Sardonyx Double also 24 m² with a 160 cm bed; Sardonyx Twin is 27 m² with two 140 cm beds. The Triple is also 27 m² and sleeps up to three. Two people should not compare area alone: choose Twin to sleep separately. For three, verify the third sleeping arrangement rather than extrapolating from double-room photos.

Arriving with luggage
The official access guide lists Hatchobori Hibiya Line Exit A4 as a one-minute walk. For bags, take the A3 elevator exit, around five minutes. From the JR Keiyo Line, Hatchobori B2 is about five minutes; the B1 elevator exit is also around five. From Kayabacho, Exit 1 is about four minutes or the 4a elevator route around seven. For Disney journeys, check the JR exit rather than treating the Hibiya A4 one-minute walk as a time from the Keiyo platform.

Is breakfast worth adding?

There is no need to include it on days when you leave very early. During longer stays, alternate with nearby cafés for variety.
One night or several?
Room space is especially useful for longer stays because you need not repack luggage every day. For a Disney day, plan the JR Keiyo route from Hatchobori and return to the same hotel, rather than moving hotels for just one park visit.
Compromises before booking
The recurring compromise is generous space alongside older equipment. Guests also mention individual issues with lighting, ceilings, hair dryers and localized cleaning. Check recent photos for the booked room. Treat size as a benefit, not proof every fixture is new.
Plan outings without repeated journeys
For several nights around Nihonbashi, take time to explore Ningyocho streets (Chinese guide) or small Nihonbashi museums (Chinese guide) so the immediate neighborhood becomes part of the trip.
