HOTEL LiVEMAX Tokyo Kanda-East: Small Rooms, Microwave and Guest Reviews

HOTEL LiVEMAX Tokyo Kanda-East

LiVEMAX Tokyo Kanda East is suitable for those who want a practical base between Kanda and Iwamotocho and can tolerate very small rooms. Its microwave was repeatedly praised in the original reviews, but the cramped 9㎡ single room, recent odors, and road noise should be considered before booking. I wouldn’t prioritize it for those with high standards of cleanliness and sleep simply because its overall score is over 8.

First, distinguish between Kanda East and Kanda Station.

Our main store is called Hotel Life Max Tokyo Kanda East in Japanese, located at 2-2-1 Iwamotocho; another branch is also under the same brand, "Tokyo Kanda Ekimae". Official check-in time is 3:00 PM and check-out time is 10:00 AM; the front desk is open 24 hours. (Branch official information) Source 1

  • Advantages: Kanda, Iwamoto, and Kodenma are all accessible by bus routes, making them suitable for traveling between multiple points within the city.
  • Advantages: Many original reviews mentioned the in-room microwave, which is convenient for heating food.
  • Limitations: The official single room is only 9 square meters, so two people should be very accepting of the compact space.
  • Limitations: There are multiple opinions regarding dampness, odor, or cleaning in 2026, as well as complaints about car noises in different months.

The four station names do not represent four approved baggage routes.

The official transportation page provides the above information. The original review on January 10, 2026, stated that taking the route from Kanda is easier, while Kodenmacho might involve stairs; however, this is not based on the operator’s station map verification, and it cannot be guaranteed that every route into the station will be the same. The elevator exit names, distances to the hotel, and walking times are still unconfirmed. The Tokyo Metropolitan Bureau of Transportation’s Iwamotocho page only confirms that there is an elevator within the station and has not yet completed the stepless interpretation of the A5 route to the hotel. Those with luggage should first choose a ground-level exit with an elevator, allowing for a walk of more than 3 minutes. The official time and the original estimate of 6 to 10 minutes may only vary in terms of the starting point, finding the way, and waiting at traffic lights; the shortest time should not be taken as a fixed promise.

The passenger photo from January 10, 2026, shows the escalator towards Kita-Senju at Kodenmacho Station No. 2, but the notice indicates that those going towards Naka-Meguro need to go elsewhere. This reminds me to find the entrance according to the direction I came from, but it’s just a photo from that day and cannot replace the current station map or guarantee that there are no steps between the exit and the hotel; the original 3 to 5 minute general route cannot be directly applied either.

9, 13, 15 square meters: Don’t use "twin beds" to compare room sizes.

Official website room typesareaBed sizeUsage Limit and Reminders
Official website room type SingleArea 9㎡Bed dimensions: 120×195cmUsage Limits and Reminders: The official website states a maximum of 2 people; shared beds and very limited space.
Official website room type: Compact TwinArea 13㎡Bed dimensions: 100×195cmUsage Limits and Reminders: Two beds, maximum 2 people.
Official website room type TwinArea 15㎡Bed dimensions: 120×195cmUsage Limit and Reminder: The official website states a maximum of 4 people; this does not equate to four beds.

Specifications are from the official guest room description. Some smoking and non-smoking rooms are available on the Trip. Guests with odor sensitivity should check their room type and specify their preferences. The maximum capacity of 15㎡ for 4 people is hotel policy and does not guarantee comfort for four adults with four suitcases; the number of beds, shared beds, and children’s arrangements must be confirmed separately. On September 28, 2026, someone said even the small box couldn’t be opened from the floor, while on January 10, it was said the 20-inch box could be opened, but the microwave took up space. New information shows both are small double rooms with no smoking, but the box’s thickness and actual layout are still missing, so a unified conclusion cannot be drawn. If I need to open the box daily, I would at least compare 13 or 15 square meters and inquire about the room layout.

Close-up photos of several travelers’ desks show microwaves and cups clustered on the long table beside the bed. A bedside power outlet and dimmer panel were also photographed on August 25, 2025. If I only need to heat food simply, these features are valid in practice; however, if I need to use a computer for extended periods or spread out my food containers, the desk space occupied by these devices should also be considered.

Breakfast information is insufficient; do not place expectations on unconfirmed meals.

The Trip policy mentions packaged/serving breakfast, but doesn’t provide details on the serving time, location, or estimated cost. Having reviewed the official website, room types, and facilities listings, I couldn’t find any official documentation confirming this breakfast service. Therefore, this article does not list it as a guaranteed breakfast service, nor does it recommend choosing a service that includes breakfast simply because the platform shows it does.

The approach is to first confirm with the hotel whether they provide meals, when to pick them up, and what the meals include, then compare it with eating out. The original review mentioned a convenience store nearby, but the specific store and its opening hours were not verified; if leaving early in the morning, a light meal can be prepared the day before. The original review supports the practicality of the microwave in the room, but the dining table and tableware cannot be assumed to be the same.

Recent negative reviews have been recurring; it’s more important to consider extended stays than short stays.

This review consisted of 10 original Trip reviews, published between August 25, 2025 and September 28, 2026, totaling 366 pages. The dampness and cleaning issues reported on June 8, 2026; the odor from the ventilation vent on September 28, 2026; and the water stains from cleaning on January 10, 2026, all originated from a non-smoking small double room. The road noise issues reported on September 8 and January 10 also pertained to similar rooms. While these concerns from different months are worth noting, evidence regarding floor level, orientation, and potential improvements is still lacking, making it impossible to determine the extent of the issue for all rooms.

The positive original reviews affirmed the machine’s functionality, microwave, and transportation, indicating that its practical features are indeed supported by users. This review did not receive any improvement notices, and cannot conclude that "improvements have been made" simply because it later received high scores. Those staying short distances, going out during the day, and having small luggage can continue to compare; for extended stays requiring quiet work, family members sharing a room, or those sensitive to musty smells, I would prioritize alternative accommodations with larger sizes and clearer evidence of maintenance.

When booking this place, the most important things to do are to check the branch locations, non-smoking rooms, actual size, and cleaning methods; also, ask about breakfast details before ordering. These things are much more effective in reducing disappointment than just looking at a rating.
