Three things I look at first

  • One building with 11 room numbers, 19–20-square-metre small apartments for two, where room numbers and bed types must be told apart.
  • This stay suits couples, two-person independent travellers, and travellers who value having their own small kitchen and laundry facilities.
  • If you want a large room for many people together, or do not want to follow self check-in rules, I would compare other stays.

THE Dorchester β is not a whole building rented to one group; it has multiple independently bookable room numbers. When choosing, what matters most is which floor, whether a double bed or a single bed plus Japanese bedding, and whether the corridor fits luggage.

Location and transport: from the station to the front door, distance is not the whole story

THE Dorchester β is in Adachi Ward, Tokyo. Address: 2-11-9 Adachi, Adachi Ward, Tokyo, Japan

The nearest station, Kosuge, is about 370m away (straight-line distance); the actual walking time with luggage depends on the full route.

Kosuge Station is a Tobu Line station, about 370 metres from the property as a straight-line distance; the full walking route is longer. Before going out each day, I count ground-level walking, waiting and transfers in advance.

Before arrival day, I save the station name, exit and the property’s access information; with large luggage, rain or a wheelchair or stroller, I consider the station lifts and the steps at the property entrance separately, and do not assume the whole route is barrier-free.

How to choose a room type: beds, occupancy and moving around inside

There are many room numbers, with rooms of about 19 to 20 square metres from the first to the fourth floor. Two people fit just right, but opening two large suitcases at once may mean moving tables and chairs; rather than the main photo’s style, I first choose suitable bedding.

Room numberAreaBed type
10120m²1 double bed
10219m²1 double bed
20120m²1 double bed
20219m²1 single bed, 1 set of Japanese bedding
40220m²1 single bed, 1 set of Japanese bedding
20319m²1 double bed
30120m²1 double bed
30220m²1 single bed, 1 set of Japanese bedding
30319m²1 double bed
40120m²1 double bed
40319m²1 double bed

When I choose this kind of stay, I do not only look at ‘how many people can stay at most’; sharing a double bed, a sofa bed or Japanese bedding can make the comfortable number lower than the platform maximum. For a trip with friends, I settle everyone’s bedding arrangement before booking.

After you move in: cooking, laundry and the rhythm of each day

Check-in runs from 4 p.m. to 10 p.m., and self check-in requires getting an access code from the property; if you will arrive after 10 p.m., the original rule requires contacting them in advance. For travellers on late flights, this matters more than how nice the bathroom looks.

Multiple room numbers have kitchen and laundry facilities, but each room’s facility details differ, so check the plan for your own room when booking. The needs of two nights and a week differ a lot; I first confirm whether amenities are provided all at once, whether I can do laundry myself, and whether there is somewhere to dry things.

The stay does not include breakfast. If I stayed here, I would prepare my own, or buy food in the morning at a café or convenience store near the station.

Check-in and check-out: check-in 16:00–22:00; check-out before 10:00. Self check-in applies; confirm access and key-collection information before arrival. For arrivals after 22:00, contact them in advance as the booking page requires.

Short stays and longer stays: which small details matter more the longer you stay?

For a single night, I mainly look at arrival time, transport and whether I can find the entrance quickly; for three nights or more, I care more about cooking, laundry, rubbish handling and whether everyone has their own corner to rest in.

I confirm the room type’s hard conditions first, then weigh them against the pros and cons before deciding.

Nearby itineraries: which area makes the smoothest base?

Staying around Kosuge Station, I first separate arrival day from proper sightseeing days: arrival day is for shopping, eating and getting to know the station, and cross-district sights are left for other days, so I do not drag luggage far on the first night.

Starting from Kosuge Station, I keep each day’s itinerary in one direction to avoid multiple transfers every evening. Tokyo is vast; staying in Adachi Ward does not mean inconvenience — if east Tokyo routes, shopping and dinner are arranged along the way, it is often more comfortable than crossing the city every day.

Other stays in the same district are also worth comparing:Adachi accommodation guide、Hotel Coco Grand Kitasenju、Kagaribi Guesthouse。

Pros and cons: how would I make the final decision?

Pros

  • Each room number has its own space, good for two-person travel
  • Most rooms have home-like facilities such as a kitchen and laundry equipment
  • Close to Kosuge Station, good for getting around on the Tobu Line

Cons

  • Rooms are only about 19 to 20 square metres, so large luggage needs thought
  • Bed types and floors differ between room numbers
  • Late arrival and self check-in carry time and contact limits

My verdict: who is this stay right for?

For couples, two-person independent travellers, and travellers who value their own small kitchen and laundry facilities, THE Dorchester β is an option worth putting on the shortlist.

If you are someone who wants a large room for many people together, or does not want to follow self check-in rules, I would instead compare other stays in the same district first, because room type and circulation affect how a trip feels more than a slightly lower price.

In the end I come back to three things: confirm the room number to book this time, assign the actual sleeping places, and confirm the route from the station to the front door on arrival day. Get these three right, and the trip will feel more solid than booking on the main photo alone.

Frequently asked questions

How many guests can stay at THE Dorchester β?

Different room types have their own guest limits and beds; 101: 20m², max 2 guests, 1 double bed, Floor: 1; 102: 19m², max 2 guests, 1 double bed, Floor: 1. In practice, confirm against the guest numbers and room type shown at booking.

Can I prepare my own breakfast?

In room types with a kitchen, you can prepare simple meals yourself depending on the facilities; where no breakfast service is clearly stated, arrange shopping near the station or eating out in advance, and do not assume breakfast is included in the booking.

Is it convenient with large luggage?

Station distance is only a first layer of reference; I would also check lifts, floors, stairs and the actual route to the entrance, especially for this kind of house, apartment or multi-room-number stay.
